It is not unusual to have a conversation that begins with "our lease was terrible, they made us pay for everything", or "we got really screwed down on the price". The truth is, that if you want to start a business and take on a business lease, you are probably emotionally attached to the outcome. This is also your first business lease or at least you haven't done many.


Do you really want to do it alone? Do you even know what you don't know about? Navigating the business lease world is treacherous, and the water you are treading in is full of experienced and very hungry sharks.


Knowing when to negotiate, and when to walk away is a crucial skill when you are setting up a new lease, and you also want the best conditions for you.
You have probably spoken to the realestate agent who advertised the space. They are extremely nice to you, almost sickly sweet. Of course they are, they want to make a sale on behalf of their client, and their client is not you.


Wouldn't you like someone to do all of that talking on your behalf? To do exactly what the realestate agent is doing but for you and not the landlord?
There is such a person, they are called Tenancy Advocates. They will help you look for premises to fit your price and criteria, and then they will help you negotiate the lease on terms that suit you, and they will tell you when to walk away if they think it's a bad deal. They are experienced in their field, and often, if you find a good one, they are experienced in your field too!


In 1682 a book called "Humane Prudence" was published with the following statement:
"Take the Advice of some Prudent Friend; for he who will be his own Counselor, shall be sure to have a Fool for his Client."

you may recognise the statement, it's been repeated many times, including by President Lincoln. If it's worth repeating 400 years later, it must be worth paying attention to.
